Protecting that income flow while implementing strategies to minimize unanticipated expenses is at the core of our property management philosophy, which includes:

Satisfied Tenants

Minimizing turnover is critical to protecting income flow. We keep tenants satisfied by

  • ensuring through a rigorous screening process that they're qualified and a good match for the property
  • using easily understood documentation that clearly defines everyone's responsibilities
  • providing a tenant portal where they can pay rent online, view payment histories and submit maintenance requests (click here for details)

Reasonable Fees

Our fee structure has been carefully crafted to ensure every property receives top-notch management attention while preserving the Landlord's income flow

  • 7.5%/month: management fee
  • $375/unit: marketing/leasing fee 1
  • 3% - 8%: construction supervision fee 2

1 rent analysis/recommendation, marketing (pictures, videos, rental portal postings), showings, screenings and lease prep
2 % of project cost depends on scope of construction

Customized Service

While good property management involves plenty of "routine" tasks, unexpected situations can arise requiring an immediate response. It's no exaggeration to say we've just about seen it all, so we've developed a network of service providers that can address just about any situation quickly and effectively. Your property will be managed to your specifications; we'll provide the options (repair cost notification thresholds, maintenance schedules, etc.) and the advice to create a management plan that best suits you and your property's specific needs.

PRINCIPAL MANAGERS

SoCal Property Managers was started by two veteran Southern California real estate pros; Larry Salazar and Andrew Johnson. Their decades of industry expertise encompasses every facet of the industry from sales and financing to appraisals and construction. As rental property owners, they understand that fine line of weighing a tenant's request against the property's bottom line. You can rely on them to use their judgment and experience to help navigate these sometimes choppy waters fairly and reasonably.

Larry Salazar   

A licensed real estate broker (#01159707) and mortgage broker (#250859), Larry began his real estate career managing the mortgage portfolio for CenFed Savings Loan in Pasadena where he was in charge of collections, foreclosures and evictions. In 1991 he moved to San Diego and continued working in real estate as a senior loan officer, and in 2002 he started Pacific Real Estate and Mortgage. Larry has been representing San Diego clients for the past 28 years helping them purchase, sell, refinance and rent their homes.

Larry graduated from SDSU and lives in North Park with his wife and two daughters.

Andrew Johnson   

A licensed real estate broker (#01014628) and certified real estate appraiser (#AR027350), Andrew began his career in commercial real estate in 1991 in Los Angeles. He later relocated to San Diego where he became a partner at one of Southern California's most highly recognized appraisal firms; 48-Hour Appraisal. In 2011 he founded Ocean View Realty providing representation to residential sellers and buyers, and soon thereafter he and Larry started SoCal Property Fund to acquire, rehab and resell San Diego homes.

A graduate of UCLA, Andrew lives in La Jolla with his wife, son and daughter.
